What is SAP?

The Standard Assessment Procedure (SAP) is the Government's approved national calculation methodology, which is used to assess the energy performance of new dwellings. The results from SAP are used to demonstrate compliance with key criterion given in Approved Document L1A of the Building Regulations, which is now mandatory. The current version of SAP (SAP 2005) provides an output score of 1 to 100, with 1 being very poor, and 100 being excellent. This score takes into account the thermal properties of the dwelling; the efficiencies of heating, hot water, ventilation, and lighting installations; and the impact of renewable and low/zero carbon technologies.

SAP will be the basis for the Energy Performance Certificate, which is now required for new and existing buildings.
Generally all new build domestic properties, conversions, renovations and extensions will require a SAP assessment to be done. Conversion and Renovations however, come under Part L1B of the Building Regulations.


When should I get a SAP?

It is important to have the assessment carried out before any construction work commences in case any alterations are required to the design. This allows the greatest flexibility in materials and cost to clients.

Should your design fail in the SAP rating, we will advise you of the reason/s, and discuss suitable recommendations to improve the design to pass Building Regulations.
Consultations over the first 30 mins are charged extra.

All SAP’s are calculated from drawings and specifications of properties, so there’s no need for site visits or surveys. These can usually be completed in 7 - 14 days. Once complete, we will send you the certificates.
Once the property has been constructed, an additional As Built assessment must be completed before the property can be marketed as complete and to satisfy building control.

Window schedule if available
Site Layout & Location Plan showing orientation.

For Renovations, Conversions and Conservatories over 30m2 please complete the appropriate Checklist and return to us, we will come back to you with a quotation. Approved Document L1B applies.

Code for Sustainable Homes
Having a SAP calculation is the first step to achieving a Code for Sustainable Homes assessment; we are also a qualified Code Assessor, for more details please see our Code page.

NHER Rating
The NHER scheme differs from SAP in that it takes into account the electrical use of appliances, and the effect of climate variation throughout the UK. It is considered to be more accurate than SAP as an overall energy rating for the dwelling, if you would like to receive an NHER Rating in addition to the SAP, please contact us. An additional charge will apply.
