EPC's for properties being sold
For existing buildings that are to be sold, the building's owner is responsible for ensuring a Energy Performance Certificate is made available to all prospective purchasers at the earliest opportunity.
The EPC and recommendation report must be made available free of charge by the seller or a landlord to a prospective buyer or tenant at the earliest opportunity and no later than:
•when any written information about the building is provided in response to a request for information received from the prospective buyer;
or
•when a viewing is conducted;
or
•if neither of those occur, before entering into a contract to sell.
Where a Home Information Pack is required, any written property particulars prepared for prospective home purchasers must either be accompanied by the whole EPC (but not the recommendation report) or include the graphs which show the energy rating of the building. This includes information on a website.
References to marketed sales of homes mean marketed sales of homes which are physically complete when marketed.

Energy Performance Certificates for the marketing and sale of a home
When a Home Information Pack (HIP) is needed for the sale of an existing home, an Energy Performance Certificate (EPC) and recommendation report must be made available as part of the HIP.
When a Home Information Pack (HIP) is needed for the sale of a home being built (off plan), energy information in the form of a Predicted energy assessment must be made available as part of the HIP.
How much will it cost for an Energy Performance Certificate?
1 Bedroom properties £69
2 Bedroom properties £79
3 Bedroom properties £89
4 Bedroom properties £99
For any property over 4 bedrooms or over 300sq.m price on application.
Any property more than 15 miles or 30 minutes drive time will be subject to an additional charge.
For each EPC carried out the property owner will receive a copy of the book 'Energy - Use less,Save more, 100 energy saving tips for the home' for FREE.
